Firstly, thank you for taking the time to read this. You will find the house rules, property information, potential hazards and what to do in an emergency below. Please take your time to read all as it will help you understand the property and have a safe and enjoyable stay. We have kept them as concise as possible but if you any questions feel free to contact us. If you wish to book again please do so here and save yourself the booking fees.

House Rules

Please place the keys in the key box when you leave to return home ready for the cleaner.

Only those listed on the booking may occupy the the property. Visitors may be accepted with the prior agreement of the owner.

Check out is strictly 10:00am on the day of departure, this allows the accommodation to be thoroughly cleaned for the next guests.

We have a strict no smoking and no drugs policy. Smoking or the use of drugs will result in immediate termination of occupancy and forfeiture of all payments.

We or a tradesperson of our choice reserve the right to enter the property at any time to undertake essential maintenance or for inspection purposes.

Please report any damages or breakages to us straight away so we can sort out a replacement or fix.

Please leave the property in the same condition as you arrived. If the property is left in an unacceptable condition an additional charge will be made.

Please keep noise to a minimum after 10pm as we live below in the main house and have neighbours on either side. Thank you.

Please park your vehicles (max. 2) with consideration at the front of the house.

No candles, naked flames or incense. Due to the age and construction of the property our insurance forbids naked flames of all types.

Children under the age of 16 are not to be left in the property unattended.

No pets are permitted at the property. Any pet found will result in immediate termination of occupancy and forfeiture of all payments.

Property information

A fire extinguisher and a fire blanket is located in the kitchen under the sink. Evacuation is down the stairs and out the door at the side of the house

Wifi is supplied by Starlink and acces is via the QR code located at the top of the stairs.

In an emergency the main water stop cock is located outside to the right of the loft door.

The Fuse board is in the cupboard by the front door. Please call us for access. Torches can be found in each bed side table.

The heating is controlled by the thermostat in the kitchen, it is set on a timer but feel free to turn it up if you are cold. The bathroom radiator is electric and on a switch beneath it. The boiler is in the main house.

The toilet is fitted with a saniflo macerator system, this means the only thing that can go down the toilet is pee, poop and paper. Any thing else will block the system and a minimum charge of £100 will be made to repair it.

Potential Hazards

The windows are particularly hazardous to small children, please pay extra attention to them and keep the windows latched.

Mind your head on the low ceilings, we’re still banging them after two years of living here!

The open tread staircase is steep and potential trip hazard, tread carefully and use the handrail. A safety gate is provided at the top to close if required.

The outside steps and pathways are uneven and can be slippery when wet, please tread carefully.
